Terms of Service

These Terms of Service ("Terms") govern your access to and use of TampaRentalRadar ("Service"), operated by TampaRentalRadar ("we," "us," or "our") at tamparentalradar.com. By creating an account or using the Service, you agree to these Terms.

1. What the Service Does

TampaRentalRadar monitors Tampa Bay Craigslist For-Rent-By-Owner listings and delivers real-time alerts via email or SMS when new listings match your configured filters. We are an alert and notification service — we are not a real estate broker, property manager, or party to any rental transaction.

2. Eligibility

You must be at least 18 years old and legally capable of entering a binding agreement to use the Service. By using the Service, you represent that you meet these requirements.

3. Accounts and Authentication

We use passwordless authentication via email magic-links. You are responsible for keeping access to your email account secure. You may not share your account or allow others to use your session.

We reserve the right to suspend or terminate accounts that violate these Terms or that we reasonably believe are being used fraudulently.

4. Subscriptions and Billing

Plans. The Service is offered on a recurring subscription basis:

  • Email alerts: $29/month or $290/year
  • SMS alerts: $79/month or $790/year

Prices are in USD and exclusive of any applicable taxes. We may introduce additional plans or change pricing with 30 days' notice to active subscribers.

Billing. Payments are processed by Stripe, Inc. You authorize us to charge your payment method on a recurring basis at the start of each billing period. Subscriptions auto-renew until canceled.

Free trial. New subscribers may receive a free trial period. At the end of the trial, your selected payment method is charged unless you cancel before the trial ends.

Cancellations and refunds. You may cancel at any time via the billing portal at tamparentalradar.com/billing/portal. Access continues through the end of the paid billing period. We do not offer prorated refunds for partial periods, except where required by applicable law.

Tier upgrades. If you upgrade from Email to SMS mid-period, Stripe prorates the difference and applies a credit toward the new price. No cancellation or new checkout is required.

5. SMS Messaging Terms

Consent. By providing your mobile phone number and subscribing to the SMS tier, you expressly consent to receive recurring automated text messages from TampaRentalRadar at the number provided. This consent is not a condition of any purchase.

Message frequency. Message frequency varies depending on listing activity and your filter settings. You may receive between 0 and 20 or more messages per day based on Tampa Bay market conditions.

Message and data rates. Standard message and data rates may apply depending on your mobile carrier and plan.

Opt-out. Reply STOP to any SMS message at any time to unsubscribe. You will receive one final confirmation message and then no further messages will be sent. Your account and email alerts (if any) remain active.

Re-subscribe. After opting out, you can resume SMS alerts by texting START to our number or by contacting support.

Help. Reply HELP to any message to receive assistance information, or contact us at support@tamparentalradar.com.

Supported carriers. We support major US carriers including AT&T, Verizon, T-Mobile, and others. Carrier support is not guaranteed for all networks.

6. Acceptable Use

You agree not to:

  • Use the Service for any unlawful purpose or in violation of these Terms.
  • Attempt to reverse-engineer, scrape, or create derivative works from the Service.
  • Resell or sublicense access to the Service to third parties.
  • Use alerts to engage in harassment, discrimination, or predatory practices in housing.
  • Submit false, inaccurate, or misleading information to your account.

7. Disclaimer of Warranties

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED. WE DO NOT WARRANT THAT ALERTS WILL BE DELIVERED WITHIN ANY SPECIFIC TIMEFRAME, THAT ALL LISTINGS WILL BE DETECTED, OR THAT LISTINGS CLASSIFIED AS "BY OWNER" ARE ACCURATE OR FREE OF FRAUD.

Listing data originates from third-party sources (Craigslist). We are not responsible for the accuracy, completeness, or legitimacy of any rental listing. Always verify a listing independently before sending money or entering any agreement.

8. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, TAMPRARENTALRADAR AND ITS OPERATORS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF OR RELATED TO YOUR USE OF THE SERVICE, INCLUDING LOST PROFITS, MISSED RENTAL OPPORTUNITIES, OR FRAUD LOSSES. IN NO EVENT SHALL OUR TOTAL LIABILITY TO YOU EXCEED THE AMOUNT YOU PAID US IN THE 12 MONTHS PRECEDING THE CLAIM.

9. Governing Law

These Terms are governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be resolved in the state or federal courts located in Hillsborough County, Florida.

10. Changes to These Terms

We may update these Terms from time to time. We will notify active subscribers by email at least 14 days before material changes take effect. Your continued use of the Service after the effective date constitutes your acceptance of the revised Terms.
